A Step-by-Step Guide to Certification

Essential Certifiers has prepared this easy step-by-step guide to take you through the process of how we work with you to ensure your project is built on time and on budget and meets all required standards.

  1. Contact Essential Certifiers for a briefing and estimate.
  2. Apply to your local Council for Development Consent.
  3. The Council will assess the proposal to ensure it complies with all relevant local and State plans.
  4. Once this has been determined, a Development Application will be issued outlining conditions that must be adhered to.
  5. The plans are then assessed by Essential Certifiers to ensure they comply with all codes and criteria.
  6. Essential Certifiers assesses the DA for you to ensure the proposed development meets all conditions outlined by the Council in the Development Consent.
  7. Essential Certifiers undertakes a Building Code of Australia assessment to ensure the proposal complies with these standards.
  8. After this, Essential Certifiers will respond with a list of requirements needed to ensure that the proposed development meets all necessary standards - these can include Home Owners Warranty, Owner Builder Permits, BASIX requirements and information needed by other bodies such as Sydney Water.
  9. The next step is for Essential Certifiers to issue a Construction Certificate - this is the approval for you to start to build.
  10. Essential Certifiers will then attend the site routinely at various critical stages of construction to ensure the project is meeting all standards outlined.
  11. A Record of Inspection is issued to indicate the development is satisfactory and meeting all standards and codes. If the construction is defective, Essential Certifiers provides details advising corrective works to be undertaken and will arrange to re-inspect the site.
  12. When the final inspection is completed and satisfactory, Essential Certifiers will issue a Final Occupation Certificate. If there are minor items outstanding that do not impact on either safety or compliance, Essential Certifiers will issue an Interim Occupation Certificate enabling you to occupy the dwelling while the last works are completed.
